KODAK, Tenn. (WATE) — Officials with the City of Sevierville and Sevier County Government have released some potential redevelopment plans for the old Smokies Stadium property in Kodak.
According to a joint press release, officials are working with The Outlet Resource Group to explore redevelopment opportunities for the property. One of the concepts that is being considered is a mixed-use development that could feature an amphitheater, hotel accommodations, retail and dining options, and workforce housing.
A rendering of the potential redevelopment shows an amphitheater with the footprint of the current stadium staying very similar, with the addition of a large stage and space for audiences on the former field. The image also shows some buildings being added surrounding the amphitheater and parking outside of those buildings.

“We are excited about the opportunity to continue working with the City of Sevierville and our development partners as we look at the future of this property,” said Sevier County Mayor Larry Waters. “The Smokies Stadium site has been an important part of our community for many years, and we look forward to exploring opportunities that will allow the property to continue serving residents and visitors.”
The stadium first opened in 2000 and served as the home of the Tennessee Smokies minor league baseball team. The plans for the redevelopment of Smokies Stadium were spurred on by the now-renamed Knoxville Smokies‘ departure from Kodak to their new home stadium at Covenant Health Park in 2025.
After the team announced plans in 2023 to move back to Knoxville, many fans were left wondering what would happen to the stadium that the team had played at for over 20 years. At the time, 6 News reported that the City of Sevierville retained the majority of ownership of the stadium, and Sevier County held the remaining 30% ownership.

In April 2025, Sevier County and the City of Sevierville entered a memorandum of understanding with The Outlet Resource Group (TORG) to explore the redevelopment of the stadium property. TORG was one of three groups that offered proposals for the site, and the city and county said it was the only one that included a plan to keep and reuse Smokies Stadium.
Since then, local officials and development partners have worked through planning and evaluation efforts as part of the redevelopment process. According to the city and county, the Sevierville Industrial Development Board will be serving as the lead agency, facilitating potential acquisition and redevelopment opportunities at the stadium site.

The stadium’s future development comes as the Exit 407 continues to be a growing tourist area. Smokies Stadium sits directly across the interstate from the 200-acre 407: Gateway to Adventure tourism development and Buc-ee’s Travel Center.
